Stelo Inc. ("Stelo", "we", "us") operates joinstelo.com and the Stelo seller and buyer tools. Stelo is a technology platform. This policy explains what personal information we collect, why we collect it, who we share it with, and the choices you have. It applies to the Stelo website and applications that link to it.

When you request a home valuation or create an account we collect the property address, your selling timeline, the estimated home value you select, and your name, email address and mobile phone number.

If you continue into seller onboarding we collect details about the property you choose to provide — such as property type, year built, bedroom and bathroom counts, square footage, lot size, parking, and whether there is a basement, pool or HOA — along with listing content you create, such as a headline, description, photos and video links.

If you contact us, book a tour, or message through the platform, we keep that correspondence and the phone number used to verify a tour.

We collect standard technical information such as IP address, browser and device type, pages viewed and referring pages. We use a first-party identifier to associate activity from before you signed in with your account once you do, so that a valuation you started as a guest is still there afterwards.

We use cookies and similar technologies that are necessary to sign you in, keep you signed in, and remember your progress through a form.

We also use two tools to measure and improve our ads and our site. On the pages our ads link to, our buyer and seller application pages, Meta's pixel sets cookies and tells Meta when someone applies or books a call, so we can see which of our ads lead to applications and Meta can show them to people more likely to be interested. On the seller application it also sends your name, email address and phone number in hashed (scrambled) form, so Meta can match the application to a Meta account. Meta uses what it receives under its own privacy policy.

On those pages and some of our other public pages, PostHog records page views, clicks and replays of how the page is used, with what you type hidden, so we can see what works and what confuses people. After you submit a seller application, that activity may be linked to your name and email address.

You can block or clear these cookies in your browser's settings, and you can control how Meta uses activity from other websites to show you ads in Meta's ad preferences.

To estimate a home's value and find comparable sales we use public records and licensed property-data providers. That information is about the property rather than about you, and we request it using the address you give us.

Address search and mapping are powered by third-party mapping services, which receive the search text you type in order to return suggestions.

With your permission, we use a third-party identity resolution service, Retention.com, on the public pages of joinstelo.com. When you choose "Accept" on our cookie banner, it sets cookies and may match your visit to your name and email address. Nothing loads until you accept. If you choose "No thanks", or you are signed in to Stelo, it does not run.

When a visit is matched, we receive your name, email address, the page you landed on, the page that referred you, and when you visited. We may add you to our marketing list and email you about Stelo. Every marketing email has an unsubscribe link, and you can unsubscribe at any time.

You can change your mind: clear the stelo_visitor_id cookie in your browser and the banner will ask again. You can also opt out of identification by Retention.com, including under the California Consumer Privacy Act, on Retention.com's opt-out page.

Stelo text messages are sent by Stelo (Stelo Inc.), and only to people who ask for them: tour confirmations and reminders, offer updates and saved-home alerts when you tick the box to receive them; a one-time code to sign in when you ask for one ("Text me a code"); and reminders of the deadlines on a real estate transaction you are part of, when you tick the box to receive them. For text messages we collect your mobile phone number; a record of your consent (the words you agreed to, when, and the page you agreed on); and message logs (what was sent to your number, when, and whether it was delivered or you replied STOP). We use them only to send the text messages you asked for, to honor STOP, and to show that you consented.

Mobile numbers and SMS opt-in consent are never shared, sold or rented to third parties or affiliates for marketing.

We do not sell or share your SMS opt-in data or personal information with third parties for marketing purposes.

We do not share, sell, or provide your mobile phone number or messaging consent data to third parties or affiliates for marketing or promotional purposes. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All of the categories in the "How we share information" section below exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

We share your mobile number with our messaging provider only to the extent necessary to deliver the messages you asked for. Message frequency varies. Message and data rates may apply. Reply STOP to cancel at any time, or HELP for help. The terms of the text program are on our SMS terms page.

To produce your savings estimate and home valuation; to create and secure your account and verify it is you signing in; to introduce you to a licensed partner agent and support the sale of your home; to respond to you; to operate, debug and improve the platform; to detect and prevent fraud and abuse; and to meet legal obligations.

We use artificial intelligence to help draft listing content and answer questions. Those tools are informational and do not provide brokerage, legal, tax or financial advice.

With licensed partner agents. If you ask to be connected, we share the information needed to help you — such as your name, contact details, property address, timeline and valuation — with a licensed partner agent. They act as independent businesses and their use of your information is governed by their own practices.

With service providers who process information on our behalf and only on our instructions: hosting and application infrastructure, our database and authentication provider, mapping and address search, property-data and valuation providers, email delivery, text message delivery, and AI processing for the features described above.

For legal reasons, where we believe disclosure is required by law or necessary to protect rights, safety or the integrity of the platform; and in connection with a merger, financing or sale of assets, subject to this policy.

With Retention.com, only if you choose "Accept" on our cookie banner. Retention.com receives information about your visit, such as its cookie identifiers, your IP address, your browser and device, and the pages you view, and may match it to your name and email address, which it gives us. Retention.com may also use that information under its own privacy policy. Under some state privacy laws, including California's, this may be a "sale" or "sharing" of personal information. It does not happen if you choose "No thanks" or are signed in to Stelo, and you can opt out at any time, as described in "Identifying site visitors" above.

We do not sell personal information for money. As stated above, text messaging opt-in data and consent are excluded from every category of sharing.

We keep personal information for as long as your account is active and as needed to provide the service, then for the period required to meet legal, tax, accounting and dispute-resolution obligations. Valuation answers captured before you sign in are held briefly and discarded if you never complete sign-in.

You can ask us to access, correct, delete or export your personal information, and you can withdraw consent to text messages at any time by replying STOP or by contacting us. Deleting your account removes your profile and severs it from the leads and listings associated with it.

Depending on where you live, you may have additional rights — including, for California residents, the rights to know, delete, correct and opt out of sale or sharing. The identification described in "Identifying site visitors" may be a sale or sharing of personal information under California law, and it happens only if you choose "Accept" on our cookie banner. You can opt out of it at any time: choose "No thanks" (clear the stelo_visitor_id cookie and the banner will ask again), or use Retention.com's opt-out page. We will not discriminate against you for exercising any right.

To exercise a right, email hello@steloestate.com. We may need to verify your identity before acting.

We use industry-standard measures including encryption in transit, access controls and hashed one-time codes. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

The platform is not directed to children under 18 and we do not knowingly collect their personal information. If you believe a child has given us information, contact us and we will delete it.

We will post any change on this page and update the date above. Material changes will be communicated more directly where required.
