How the calculator works

Six rules, applied the same way to every figure, so you can check any number by hand.

  1. One sale price for everything

    The stepper sets one home value. Every bar, the difference and the footer calculator read that same number.

  2. Full service is 1% at close

    1% of the sale price, paid at closing. When that comes to less than $3,500, the bar shows the $3,500 minimum instead.

  3. Guided is $2,500, whatever the price

    A flat fee, paid upfront. It doesn't move with the stepper, and Stelo is not your listing agent on this plan.

  4. Your comparison is the rate you set

    Sale price times the listing rate. Start from the 3% or 2.5% examples, or step to the rate from a written quote. Commission is negotiable.

  5. Buyer side is added equally

    Off by default. Switch it on and the same buyer-agent amount is added to all three bars, so the comparison stays like for like.

  6. The difference is full service only

    The dark strip shows your comparison fee minus Stelo full service. At a low rate or a low price it can come out higher, and the strip says so.

What the estimate leaves out

Every figure above is a fee. These costs sit outside all three, and each comes from its own source.

They're on your seller net sheet. Ask your escrow team for one.

What the calculator counts, and what it leaves out.

Full service is 1% of the sale price, paid at close, with a $3,500 minimum. When 1% comes to less than that, the calculator shows the minimum instead.
Guided is a flat fee, paid upfront, for a different level of service. You lead the sale, and Stelo is not your listing agent.
