Your home sale, step by step.
Every sale moves through the same seven stages. Pick one to see what happens, the decision that's yours, and where to read more.
Stages of a sale
Stage 1 of 7: Plan
What happens
Decide when you want to sell, where you're going next and how much of the sale you want to run yourself.
- Your timing and next move
- A first look at your street's comps
- The plan that fits
Your decision
How involved?
Decide how much of the showings, buyer questions and negotiation you want to handle yourself. That answer points to a plan.
Plan for costs beyond the fee
Stelo's fee is one line of what selling costs. Budget for these separately.
See both plans| Cost | When it's paid | Who sets it |
|---|---|---|
| Tied to the sale | ||
| Loan payoff | At closing | Your lender, for what remains on the loan |
| Escrow and title charges | At closing | The escrow and title companies |
| Taxes | Depends on the tax | Tax rules; a tax professional can tell you what applies |
| Credits you agree to | At closing | You and the buyer, in the contract |
| Buyer-agent compensation | Only if you agree to it | Separate from Stelo's fee, optional and negotiable |
| Around the move | ||
| Preparation | Before you list | You decide what to spend |
| Repairs you choose to make | Before buyers visit | You decide which fixes are worth it |
| Storage or furniture rental | While the home is shown | The company you hire |
| Moving | When you move out | The movers you hire |

FAQ
Questions about the stages of a sale, answered straight.
With your move, the home's condition and recent comparable sales. A free pricing call connects those into a prep plan and a supported asking range. You don't need every document ready for the first conversation.
Roughly. Pricing and prep can overlap. The order shows what each stage depends on, not a fixed schedule.
On either plan you choose your timing and your plan, approve the asking price, decide what to spend on prep and give the final answer on every offer.
Yes. For $2,500 flat, paid upfront, you lead the sale with the dashboard, MLS placement and guidance on pricing, staging and offers; Stelo is not your listing agent. Full service is 1% at close, $3,500 minimum.
On Guided you lead and Stelo supports you, without acting as your listing agent. On Full service a licensed partner agent handles the sale. The Licensing page sets out each role in detail.
No. Plan separately for loan payoffs, taxes, escrow and title charges, preparation, moving, and any credits you agree to in the contract. Buyer-agent compensation is separate, optional and negotiable.
